How we work

Our methodology - Define, Align, Deliver - is a practical sequence for owner-led development. It is not branding wallpaper; it structures how we document decisions, coordinate stakeholders, and report through feasibility, approvals, and construction.

Why three stages are enough

Complex methodologies often collapse under their own weight. Owners need clarity at three moments: before major spend (Define), before multiple parties commit (Align), and while time and cost are consumed on site (Deliver). Each stage has explicit outputs so engagements can start or stop at boundaries.

Define Align Deliver framework

Define

Objectives, constraints, success measures, and feasibility structure.

Align

Scope, decision rights, consultant briefs, and stakeholder agreements.

Deliver

Reporting, assumptions, escalation, and close-out discipline.

Cross-stage registers

Risk, planning conditions, and decisions persist across stages. We do not restart registers at each phase; we evolve them so history is visible. A condition identified at Define is tracked through Align into Deliver with the same identifier.

Methodology only works when clients nominate decision-makers and respond to escalations. We state required client inputs in proposals so accountability is mutual.

Applying the framework to your programme

Mature projects may enter at Align or Deliver. We assess existing documentation and recommend whether prior Define work is adequate or must be refreshed. Refreshing is not failure - it prevents inherited assumptions from collapsing under delivery pressure.

Scalability

The Define-Align-Deliver framework scales from single-lot infill to multi-lot precincts by adjusting register detail and reporting cadence—not by changing principles.

Integration with legal and financial advisers

We attend workshops when counsel or financiers need programme or planning context. We do not provide their advice; we ensure technical programme aligns with their conditions precedent.

When stages overlap

Active projects sometimes require Define refresh while Deliver continues—for example, a policy change or new investor condition. We run targeted Define updates without discarding living registers maintained in Deliver.

Owner capability assessment

We adapt intensity to owner capability. Experienced internal teams may need gateway reviews only; first-time proponents may need fuller coordination. The framework stays constant; depth varies.

Gateway reviews

Define, Align, and Deliver align to common gateways: before design procurement, before planning lodgement, before tender, and at practical completion. Owners may engage us only at gateways if prior work is adequate.

Tailoring depth

Small infill projects may use lighter registers; precinct programmes require fuller integration. The methodology scales; documentation depth follows risk.

Registers across stages

Risk, conditions, and decision registers persist across Define, Align, and Deliver with consistent IDs. History remains visible when teams change or when investors join mid-programme.

Engagement entry points

Clients may enter at any stage if prior work is adequate. We assess existing documents before proposing scope so we do not duplicate or conflict with competent prior advisers.

Define, Align, and Deliver are sequential but not rigid. Registers persist so history is not lost when teams or investors change.
